What is a St Austell Brewery tenancy?
St Austell Brewery offers three year renewable tenancy agreements. As a tenant you pay a rent for the pub which is typically around 8% of achievable pub turnover.
The traditional tenancy agreement we use is an established contract governing the letting of the house by us to you. The full details of the agreement are explained before "signing up", but if you apply through a broker you should ask him to explain the basic principles at an early stage.
The life of the tenancy is indefinite. It starts when you obtain the licence for your house and is for six months initially. After a satisfactory six months the next agreement will run and run subject to a three year review of rent and performance unless notice is served - by either you or us. Notice is expected to be a minimum of six months.

What are the responsibilities of the brewery and the tenant?
Running a St. Austell Brewery pub is a partnership between us and you, the tenant. We provide the premises and drinks products, you run the business. We receive a rent, and you keep the profits.
We are responsible for insuring the structure of the house against fire, lightning and explosion. You must show proof of insurance, against both third party risk and damage to plate glass. You should also insure your inventory, private belongings and stock.
We can advise on the most suitable insurer and arrange for temporary cover when your tenancy commences. Although you are solely responsible for the running of the pub, we will help you to plan the development of the business. As a St Austell Brewery house, you will purchase your beer from us together with wines, spirits, minerals and cider. In other words there is a complete tie to the brewery. You may choose your automatic machines from the suppliers approved by us.
